The 2026 Kips Bay Decorator Show House Palm Beach Opening Day Preview, presented by the Kips Bay Boys & Girls Club, marks the return of the Show House for its ninth annual show house and introduces a first-ever two-home experience at 3410 North Flagler Drive, featuring The Intracoastal House and The Palm Cottage, located directly across the street. Proceeds benefit the Kips Bay Boys & Girls Club and support the Boys & Girls Clubs of Palm Beach County.

Taking place on Tuesday, February 24, 2026, this exclusive preview offers guests the first opportunity to experience both homes before the Show House opens to the public on Wednesday, February 25 for a month-long run. The Opening Day Preview includes cocktails, hors d’oeuvres, a gift bag, and a return ticket valid during General Admission days from February 25 through March 24, 2026.

Four preview sessions are offered (12:00–2:00 PM, 2:00–4:00 PM, 4:00–6:00 PM, and 6:00–8:00 PM), with tickets starting at $400 for Sessions 1 and 2 and $1,250 for Sessions 3 and 4. Individual and Bronze Benefactor tickets are not available for Sessions 3 and 4.

IMPORTANT: All guests must check in at 3410 North Flagler Drive before visiting either home. There is no elevator, and all tickets are date- and time-specific and non-transferable.

Please note, for the Opening Day event on Tuesday, February 24, N. Flagler Drive will be closed between 34th Street and 33rd Court due to a City of West Palm Beach infrastructure project coordinated with the Kips Bay Decorator Show House. Valet parking will be available for this event only at the corner of 34th Street and N. Flagler Drive, and guests should follow posted detours and event staff directions, allowing extra time for arrival. We encourage attendees to use a ride share as well.
